Guidelines For Accepting Offers
Calendar Days 1-5
Offers from law enforcement officers, teachers, firefighters, and EMTs ("First Priority Buyers") will be taken on a first-come, first-served basis on marketing days 1-5.
Calendar Days 6-8
If not sold to a First Priority Buyer, offers from homebuyers who are at or below 80% of the Area Median Income (AMI) will be taken on a first-come, first-served basis on marketing days 6-8.
Calendar Days 9+
If not sold to a homebuyer earning less than 80% of AMI, offers from homebuyers who are at or below 115% of the AMI will be taken on a first-come, first-served basis on days 9+ of marketing the property.
IMPORTANT NOTICE
Purchase Offers are accepted during regular business hours from 8:30 a.m. - 5:00 p.m. on business days.
Purchase Offers may only be submitted by licensed real estate agents.
Realtors must stamp-in Purchase Offers upon submitting an offer to EHOP-Dallas.
ON FIRST DAY OF MARKETING
Purchase Offers delivered prior to 10:00 a.m. (CST) are considered received at 10:00 a.m. (CST).
Purchase Offers delivered prior to the "First Day of Marketing" will not be accepted.
Rehabilitation Standards
EHOP-Dallas homes are rehabilitated to reduce the risk of expensive home repairs for potential homeowners, and sold to homebuyers meeting the program guidelines.
Warranty
To help ensure affordability, a one-year homeowner’s warranty will be purchased for homebuyers to assist in minimizing the financial impact of any unexpected repairs during the first year of homeownership. This policy will cover major structural, electrical, plumbing, heating, cooling, and ventilation systems.
Homebuyer Enforcement Note
HUD will hold a “Homebuyer Enforcement Note” for the difference between the fair market value of the property and the discounted resale price of the home. After three (3) years the Homebuyer Enforcement Note will be released and the buyer will realize full equity ownership.
If the homebuyer sells, leases, or transfers the deed, the homebuyer will be required to repay to HUD the difference between the resale price of the home from EHOP-Dallas and market value of the property.
